SVEP: Does It Pencil? Intro to the Real Estate Pro Forma Workshop

The Southern Vermont Economy Project 2.0 provides webinars, small conferences, mini-summits, technical assistance and training to help advance local economic and community development projects that are critical to creating prosperity in rural Southern Vermont. This class idea came out of the Rockingham Incremental Development Working Group that is working on making their community more friendly to small scale development. 

 

Overview

 This workshop will provide a basic overview of a real estate pro forma and its purpose, and will walk through a residential housing project as an example.  Participants will gain a working knowledge of the industry terminology as well as familiarity with financial modeling for real estate projects.  The session will culminate with participants creating their own project pro forma based on a prepared case study.  This is an introductory course with no prior knowledge of financial modeling or real estate development necessary.

 Workshop Objectives/Goals

 Become familiar with the uses and development of a real estate pro forma

  • Understand fundamental terminology related to financial modeling
  • Develop familiarity with basic real estate financing concepts
  • Introduction to the components of a pro forma
  • Create a basic housing pro forma using a template provided to participants

Instructor: Gabby Ciuffreda, JAS Architectural Workshop

Gabby brings nearly 20 years of legal, asset management and real estate development experience to JASW.  Most recently, she worked in overseeing the financing and redevelopment of a $31 million rehabilitation of three historic buildings in downtown Bennington Vermont that were repurposed for commercial and mixed-income housing.  She has focused on mixed-use and industrial development, historic renovation and Brownfields environmental remediation.
Gabby is skilled in project financing including tax credits (New Markets Tax Credits, Federal Historic tax credits, state historic tax credits), loan sourcing, and grant procurement/management  (HUD CDBG, USDA Rural Development, VTrans, VHCB, EPA/Brownfields).
Gabby is committed to community and civic engagement.  She is the current Chair of the Windham Regional Planning Commission and its Brownfields Steering Committee. She also served at the state level as a member of the VT Downtown Development Board, which supports the preservation and enhancement of Vermont’s downtowns and village centers, and distributes the state’s rehabilitation tax credits and various grants.  She served on her town’s Select Board for four years, and on a local non-profit board whose mission was to renovate and repurpose the local historic grange building into a community center.
